Comparison points that matter in a lease

Headline rent rarely tells you which lease is cheaper or safer. These are the points where leases for similar space tend to differ most.

Gross or net structure

In a gross lease the landlord usually pays most building costs out of the rent. In a net lease the tenant pays some or all of the taxes, insurance and maintenance on top. Comparing base rent alone across the two structures can mislead.

How rent rises

One lease may add a fixed step each year, another may follow an index, and a third may reset to market at a review date. Ask how each increase is calculated, not only what the first year costs.
