CAM charges are the tenant's share of what it costs to run the parts of a property that tenants use together, such as parking, lobbies, landscaping and shared corridors. How to find CAM terms with Search+

- Ask about each part of the charge on its own
Ask separately what costs are included, how your proportionate share is calculated, whether there is a cap, and how the yearly reconciliation works. Each part tends to sit in a different paragraph or definition.
- Follow the defined terms
Phrases such as "Operating Expenses", "Common Areas" and "Tenant's Proportionate Share" are usually defined elsewhere in the lease. Ask a follow-up question about each definition so its citation is in front of you as well.

Which costs count as common area maintenance under this lease, and is anything specifically excluded?
How is my pro rata share of CAM calculated, and what square footage does it use for my space and for the property?
Is there a cap on yearly increases in CAM charges, and does it apply to every cost or only controllable ones?
How are estimated monthly CAM payments reconciled against actual costs at year end, and when must the landlord send the statement?
Can I inspect the landlord's records behind the CAM statement, and how long do I have to dispute a charge?
Does the landlord add an administrative or management fee to CAM costs, and how is it calculated?
What to look for in CAM provisions
The CAM clause rarely stands alone. It leans on definitions, exhibits and the rent section, so read them together.
Leases differ on whether costs such as capital improvements, roof replacement, the landlord's financing costs or leasing commissions can be passed through. An exclusions list is often where the tenant's protection sits.
Your share is commonly a fraction based on your space compared with the total space in the building or center. Check which total is used, and whether vacant space or large anchor tenants are carved out of it.
Many leases bill CAM monthly from a budget estimate and reconcile once a year, so you may owe more or receive a credit. Note the deadline for the statement and how any balance is settled.
A cap may limit how fast controllable costs can rise. A gross-up clause may adjust variable costs as if the building were fully occupied. Both change what you pay, so ask about each by name.
