How to check closing conditions with Search+
- Upload the agreement and the closing documents
Add the purchase agreement and any closing checklist, title commitment or lender instructions. Conditions are often fulfilled by these other documents.
- Ask for each party's conditions separately
Ask "What must the seller deliver at closing?" and then "What must the buyer deliver?" Each list usually sits in its own section.
- Ask what happens if a condition fails

What to look for in closing conditions
A condition is something that must be true for closing to happen; a covenant is a promise to do something. The difference affects what happens if it is not met.
Agreements usually list the buyer's conditions and the seller's conditions separately. A condition in one party's favor can often be waived by that party.
Many agreements require the seller's representations to remain true at closing. Check how strictly that is worded.
If closing has not happened by a set date, a party may be able to terminate. Find that date and any extension right.
