What to look for in rental restrictions

Minimum lease terms

Many associations require leases of a minimum length, which effectively bans short-term rentals. The period varies by community.

Caps and waiting lists

A cap limits how many homes can be rented at once. If it is reached, new owners may have to wait.

Owner-occupancy periods

Some documents require owners to live in the home for a period before renting it.

What are HOA rental restrictions?

HOA rental restrictions are provisions in an association's governing documents that limit or regulate owners leasing their homes, such as minimum lease terms, short-term rental bans, rental caps and approval requirements.
